You must ask one very important question before you conclude a land transaction and the question is:
Is there any dispute or court case on this land?
Failure to ask this question can have dire consequences.
During the week, I received a phone call from a lawyer who wanted to carry out a survey of a plot of land on behalf of his client. As our conversion progressed, I found out that his client – an elderly couple – had paid for the same land twice! Yes, two times!
They purchased the land from a man who did not tell them that there was a court case on the land. When the man lost the case, the real owner showed up and tried to take possession of the land.
I cannot imagine how this elderly couple felt when they found out they bought the land from the wrong person. In the end, they had to negotiate with the real owner and pay for the land again.
Please avoid this kind of mistake. Ask questions before paying for land. It is your HARD EARNED MONEY so don’t be in a hurry to part with it.
