It is no longer news that the cost of survey has increased in Lagos. The Lagos State Cadastral Policy was reviewed earlier in the year and became effective April 2017.

Before the review, the least cost of survey of a plot of land in Lagos was N120,000 (One hundred and twenty thousand naira) but now it is N350,000(Three hundred and fifty thousand naira).

This means that there was an increment of about 300%. The increment was sharp and drastic, however the NIS(Nigeria Institution of Surveyors) has done a good job of enlightening the public on the new survey fee in Lagos and the necessity of the review.
The indices for costing include:
1) Job content
2) Personnel
3) Instrumentation
4) Transportation and Logistics
5) Materials
6) Value of land
7) Type of vegetation
8) Professional development and administration charges
9) Contingency

There are two things to note:

1 As stated earlier, the least cost of a registered survey of a plot of land is N350,000(Three hundred and fifty thousand naira).

2 In Lagos, the cost of survey varies according to location. There are three zones in Lagos. They are Zone A, B and C. The minimum cost of survey in each zone is N1,000,000, N500,000 and N350,000 respectively. These costs cover registration and survey.

Local government areas(LGAs) under Zone A are Eti-Osa, Lagos Island, Ikeja, and Apapa . LGAs under Zone B are Agege, Alimosho, Amuwo-Odofin, Ibeju-Lekki, Ifako-Ijaiye, Kosofe, Lagos Mainland, Mushin, Oshodi/Isolo, Ojo, Shomolu and Surulere. Those under Zone C are Ajeromi-Ifelodun, Badagry, Epe and Ikorodu.
